We are builders, not architects. For more than twenty-five years we have taken the drawings of Australia's most careful residential architects and built them exactly as drawn, with no quiet substitutions, no value-engineering behind your back and no surprises in the final account.

Every home above was built under a fixed-price contract and handed over within four weeks of the agreed date. Full project sheets, including specifications and build programmes, are shared at consultation.

How your home is built

Stage 01 of 05

Weeks 0–6

Site and feasibility

We walk your site with your architect before any price exists. Survey, geotechnical testing, council conditions and access are resolved first, so the number we give you holds.

  • Preliminary cost plan

Months 2–5

Fixed price and foundations

Your architect's drawings are priced line by line into a fixed-price contract. Then excavation, piering and a slab poured and surveyed to within 3 mm of level.

  • Fixed-price contract, itemised
  • Engineer's footing sign-off
  • Slab level survey

Months 5–10

Structure

Steel, concrete and frame go up under one site manager, who stays with your home from the first peg to the final key. You get a photo report every fortnight.

  • Fortnightly photo reports
  • Monthly site walk with a director
  • Frame and steel certification

Months 10–16

Envelope and services

Roof, glazing, stone and cladding close the house in. Pool shell, plumbing, electrical and automation cabling are installed and tested before a single wall is lined.

  • Pre-lining walkthrough, photographed
  • Services and cabling as-built plans
  • Waterproofing certificates

Months 16–22

Fit-out and handover

Joinery, stone and finishes by trades we have worked with for a decade. Then a two-day handover: every system explained, every warranty filed, and twelve months of aftercare.

Built to specification, down to the fixings

The rooms that make a house feel expensive are the hardest to build. These are the ones we install ourselves, with the same trades on every home.

We don't design homes. We join your architect and interior designer early, price the drawings honestly, and catch buildability problems while they are still lines on paper.
